Transaction coordination is not “someone to email escrow.” It is a checklist with about a hundred items and a dozen deadlines, most of which nobody will remind you about. Here is the file, start to finish:
Day 0–1 · File open
We build the file from your executed contract
Parties and contact info confirmed, escrow and title confirmed, every contractual date pulled onto a tracked timeline, and introduction emails out to all sides — so everyone knows who is coordinating and where things stand.
Days 1–3 · Escrow opens
Deposit, instructions, and title in motion
Earnest money deposit deadline tracked and confirmed, escrow instructions circulated for signature, preliminary title report followed up. The first place files quietly go sideways.
Week 1 · Disclosures
The disclosure packet, prepared and chased
TDS, SPQ, statewide advisories, agency confirmations, NHD report, HOA documents where they apply — prepared, delivered, and every signature followed up until it is actually back. Not "sent" — signed.

What don't you do?
We're not your agent and we never act like one. We don't negotiate, don't advise your clients on terms, and don't make judgment calls that belong to a licensee. Anything that needs your license goes back to you; anything that needs a broker goes to yours. That line is the whole point.
My current TC writes my offers. Can you?
That’s a licensed assistant — if yours is good, keep them for offers. We’re the compliance-grade close: acceptance to recording, every deadline, every disclosure, every signature — $350, only if it closes.
When do I pay?
At close, from the deal — $350 flat on a standard residential file. If escrow cancels, you owe nothing, and there is no setup fee, no deposit, and no invoice before there is a commission. Two things worth saying plainly: a non-standard file — dual representation, probate or trust, short sale or REO, multi-unit, or a rush — is quoted to you in writing before we start, and if we never sent you a quote, you pay the standard $350. Payment is due five days after close of escrow, and if an earned fee is left unpaid the agreement adds a one-time $25 late charge — no interest. The Service Agreement has the exact terms.
What do you need to open a file?
The fully executed purchase agreement and your parties' contact information. We pull the dates, confirm escrow and title, and take it from there — most files are set up the same day.
Do my clients have to install anything?
No. Your clients get normal emails and texts from a coordinator, and the file lives at a link that opens without an account. Nobody creates a password to sell a house.
Where do you work?
California only — Riverside, San Diego, and Orange counties. That focus is deliberate: one state's forms and timelines, done properly.
